Harbour View is a grade II listed building that was formally the Harbour Masters house, dating back to the 18th century. It is constructed over ground, first, second and third floors from local stone under a pitched slate roof with painted elevations. To the rear is a courtyard and separate cottage style private accommodation that was built around 1980. The courtyard is accessed from the rear of the kitchen of Harbour View or a side walkway through a wooden gate.
There is an elevated terraced garden above the property which is accessed from a walkway and side gate.
Plans have been drawn and outline planning permission granted, to extend the private accommodation up and back into the terraced garden.
Harbour view has been trading as a guest house for more than 6 decades and the vendors are only the 3rd owners in 46 years. The present owners operate it as a lifestyle business and have traded just a fraction below the VAT level for the past 5 years. The business traded for only 33 weeks in the past year in order to keep the turnover below the VAT level. Turnover for the year ended October 2015 was £79,167. Clearly there is scope to significantly increase the turnover if a new owner wished to open for more of the year.
Harbour View has a professional, mobile friendly website with an integrated online booking engine that generated £65,464 in direct online bookings for year ended Oct 2015, the remaining turnover coming from telephone enquiries or door knockers. Harbour View is NOT listed on any of the online travel agent sites such as Booking.com or Expedia meaning that NO commissions were paid on any of the bookings. See the website here: www.harbourviewbrixhambandb.co.uk
In addition to the website, Harbour View has a popular Facebook page here: www.facebook.com/HarbourViewBrixham/
Harbour View also features on TripAdvisor with over 300 reviews and a Certificate of Excellence.

Brixham is located at the southern end of Torbay and is regarded as one of Britain’s most beautiful harbours, being surrounded by colourful cottages, restaurants, cafes, shops and pubs. It is also England’s biggest fish port which attracts many commercial visitors in addition to tourists.
The area is well known for its beaches and coves, stunning coastal walks, Berry Head Country Park, vibrant festivals and Shoalstone pool, one of the country’s last surviving free to use, open air salt water lido’s.
