Crossways was built in 1896 in the Arts and Crafts style and was originally commissioned for the neighbouring Osborne Naval College and is said to have housed the future Edward VIII and George VI during their time at the college.
Close to the gates of Osborne House and situated on the main highway from East Cowes, with its mainland ferry links, the guest house is ideally located for those visiting and working at Osborne as well as those coming to the Island to work at GKN and the RNLI, attending weddings at nearby premises or tourists wanting a base from which to visit the Island. Cowes week and the festival week end are particularly busy.
The guest house trades from 7 letting rooms and is open for most of the year, only being closed for Christmas and the owner's holidays. Bed, breakfast and evening meals are offered and the owners have previously run a restaurant from the premises. The current owners have successfully traded the business for the last 12 years and are now looking to retire. Trading at just below the VAT threshold figures will be available to bona fide applicants after viewing.

Kitchen area consisting of butlers pantry used as a dry store and for tea and coffee making, scullery with dish washer, kitchen with gas Aga, range cooker and various items of commercial catering equipment (a full inventory will be provided), pot scullery with washing up area and housing the gas boiler which provides central heating. Door to the outside terrace, store and drying room.
Accommodation within the main house consists of three letting rooms all decorated in a style sympathetic to the age of the property:

Room 4 with a 4 poster bed, en suite with bath with shower over
There are four further ground floor letting rooms located in the lodge next to the main house, all decorated in a contemporary style.

Parking accessed from York Avenue. Terrace with seating for the use of guests. Two ponds housing Koi carp, dovecote, garage and garden shed. Lawned gardens with raised vegetable beds, decorative border.
