Our client vendors have spared no expense and no luxury to ensure that their guests' stay is totally comfortable while still modestly priced. There are 3 double bedrooms (2 with ensuite) and all the bathrooms have been superbly fitted out. The house is presented beautifully and has been consistently updated and maintained.
On entering the spacious hallway one gets little idea of how far and wide the house extends. On the street level is one guest bedroom with ensuite that provides easy wheelchair access. The owner's bedroom and separate bathroom are also on this floor, together with a modern kitchen and light & airy dining room. A door leads through into a minstrel's gallery overlooking a double height sitting room with woodburner and french windows overlooking the garden.
The house is built on a steep hillside so the lower floor is also extremely light and airy. It contains two guest bedrooms, one with ensuite, one with separate bathroom, a sauna, a huge bar area/cocktail lounge and the afore-mentioned double height sitting room. Most of the rooms open out onto two very large and expansive decks which enjoy the sun all day. On one deck there is an outdoor fireplace for cosy evenings under the stars and on the other a BBQ is available for guests.
In the garden is a Spanish style ancillary building currently used as a games room.
There is off-street parking to the front for up to four cars and the house is only a short ten minute stroll to the town centre. St Austell itself has recently undergone a major city centre refurbishment and the Eden Project and the Lost Gardens are two of the most popular tourist destinations in the country, generating massive visitor traffic.
The room rate is moderate and there is considerable scope to increase this. The double height sitting room could also be modified to a single height and there would then be ample space for two more guest bedrooms with ensuite bathrooms.
The owners open the B&B from February to October and are beseiged with enquiries for bookings outside those times. There is massive scope to increase the season.
The owners have commissioned an excellent website www.toposguesthouse.co.uk which generates a lot of business as well as showing visitors the standard of accommodation available.
But without doubt this business' USPs are its location so close to the Eden Project and the quality and style of its offering.
