It can also incorporate a multitude of different activities, eg Pop Up Floristry/Foraging etc due to the large open living spaces.
We have only opened for B&B for 3/4 months a year therefore the current income of around £30k, but as this is an area extremely popular with Walkers and Cyclists, it has potential for B&B business throughout the year, plus High Season of Christmas and New Year so could potentially at least double that figure.
The property itself is very versatile. It has a one bedroom self contained Annexe that could be used as Holiday Let, we currently let it Long Term to a perfect Tenant who can either move or 'come with the property'. Holiday Letting will bring in increased income to the Annexe.
Alternatively, the Owner could live in the Annexe and rent out more B&B rooms in the main house that has 5/6 bedrooms, either all year or seasonally. Two of the B&B rooms have king size beds and ensuite shower rooms, the other is more luxurious with a rolltop bath, Chesterfield sofa and large en sutie shower room that is more expensive. There are two more large bedrooms on the top floor that we use privately, (plus a large walk in dressing room) but can be used either for B&B or we have sometimes let out to large groups for Weddings etc...of which there are many in this area. We recently had an enquiry to rent the whole house and they wanted to bring a helicopter!
We can also negotiate the house furnishings.
There is a garage/workshop with mezzanine for storage and a cob building ripe for converting either to a shop/workshop or more accommodation. There is also plenty of storage space underneath the decking.

We have built a great reputation for returning Guests and have recently been awarded SuperHost status on Airbnb.
There are solar panels to generate free hot water, underfloor heating that also dries clothes in the Utility room year round, and a grant for the airsource heat pump which also generates income.
Veryan is a thriving village with a year round heartbeat and a great community. Nearby are St Mawes, the harbour village of Portscatho, Caerhays Castle, The Eden Project, The Lost Gardens of Heligan etc - all a major draw to the area, as are the stunning coastpaths.
