Business Description
Aspire is delighted to offer for sale this fantastic public house and restaurant, located in an idyllic position in Maryport, Cumbria.
This charming property boasts stunning views down to the harbour, complemented by picturesque cobbled streets, stone walls and block-paved roads to the front of the building.
The premises have attractive, white-painted frontage onto the main road, attracting much passing trade and the business benefits from this enviable trading location, with a high daily footfall. There is ample car parking in the vicinity, with the town centre shops and businesses just a short walk away.
Maryport is a thriving coastal town, located on the A596 road, which runs up to Carlisle to the North, and Workington to the South. The town has a wide range of shops, businesses and amenities including a maritime museum, marina and the well-known Wave centre. There are numerous music festivals held throughout the year, including a carnival and a blues festival and the area is the perfect base for exploring the Lakes District

The public house was established in the 19th century and has been in the careful hands of the current owners for the last 9 years. The owners have continued to improve and enhance both the premises and the trade, and have succeeded in establishing an enviable reputation in the town, which is reflected with the many excellent, 5-star ratings on internet review sites. This ensures year-round trade and much repeat business.
The premises are finished with superior fixtures and fitting throughout and kept well-maintained and exceptionally clean.

Situated in a prime location by the harbour, the public house boasts fantastic sea views from the two-storey property, which has charming frontage with an outside seating area.
The main entrance door leads into an open plan bar and dining area. There is ample seating including tables, chairs and perimeter seating, and the central bar servery houses 11 taps, glass storage, spirits dispensers, a glass washer and drinks chiller fridges. There is also feature slate flooring and a feature fireplace with wood-burning stove.
Also to the ground floor is a spirits store room and ladies, gents and accessible WC with baby change area.

An internal staircase leads up to the first floor. The landing gives on to an exceptional banqueting / dining hall, complete with vaulted, beamed ceiling, providing a light and welcoming space. To one end there is a service counter and hot food servery, with dessert fridge and cash register.
The hall is finished with contemporary decor and wooden flooring, and has tables, chairs and perimeter seating for 60 covers.

Also to the first floor is the fully fitted commercial kitchen. This accommodates a wide range of specialist catering equipment including 6-burner range and ovens, combi slave oven, 2 x double fryers, stainless steel salad bar, walk-in fridge, 2 x freezers, double sink, ample stainless steel worktops, stainless steel shelving and air extraction unit.
The wash-up area houses a commercial Hobart dishwasher and a chipper.

There is a basement cellar within the premises.

Externally, there are picnic benches to both the front and rear of the pub, providing picturesque outside eating areas. There is also parking available to the side of the premises.

Currently the public house has basic social media in place and this would benefit from regular updates and a selection of venue and food photographs. Establishing a professional website would also boost the business and would showcase the premises and menu, and give location and contact details.

At the moment there is no living accommodation within the premises, however it may be possible to extend the premises to the side to provide suitable living quarters.

The pub is freehold and free-of-tie, and the income is made up of a 50 / 50 wet-dry split.
