Buying a hotel business

 

Buying a hotel business can become one of the most rewarding decisions of an entrepreneur’s life. When you buy a hotel, you’re taking on a business in a competitive industry where attention to detail and dedication to customer service are critical, so you need to make sure that buying a hotel is the right personal decision for you.

As a long-term investment, hotels can deliver healthy returns; in addition to the annual income that the business can produce, hotels are generally large, versatile properties in popular tourist locations where new building opportunities are limited – this can help the hotel hold some of its value during depressed market conditions. 

From a short-term perspective, you need to ensure that the business you are buying is going to work for you from the day of purchase, and that you have sufficient funding in place. Some good starter questions to ask are, “How has the business performed financially in the last 12 months? Is the hotel profitable?” and “How does the hotel rank on TripAdvisor and other reputable travel sites?”. Reputation and profitability can of course be improved with hard work, but you won’t transform the business overnight; you need to ensure that the business is healthy enough to sustain itself while you work on making positive changes that improve the hotel over time. 

Another important short-term consideration when buying a hotel is the timing of your purchase and the subsequent impact of your timing on your cash flow in the first year’s trading. Depending on the shape of the local tourist season, the business is likely to have busy summer and school holiday periods when takings are high, and other quieter periods when takings are relatively low. If you buy the business and assume responsibility during a quieter part of the year, you need to make sure that you take in enough money to cover your costs in the short term.
