Business Description
Hilton Smythe are delighted to welcome to the market Mowbrays of Haxey. This award winning café was originally established in 2010, and taken over by our client in February 2014, and it has been a great success in this area. In September 2014 our client won the ‘café of the year award’, this covers the whole of Isle of Axholme (approximately 108 square miles)

After such a short time of ownership our client is reluctantly looking to sell the business due to the desire for a well-deserved retirement. We are advised the turnover for the business is around £52,000 per annum, with a gross profit of 75%-85%. The turnover is fantastic however we believe there is room to increase this.

The business is currently run at a steady pace to suit our client. The café has limited opening times and misses a lot of early morning breakfast trade from many of the local builders and passing trade. This is something for the new owner to look into.

The café has a fantastic website this has information on the business, and it also shows what suppliers they use for their produce. There is also a full product menu for the takeaway and also the menu for the sit in option.

Our client took over the business which was originally a deli with a few café covers. She changed the deli into a successful café takeaway business. The café offers home cooked produce and also kept the deli counter from which she now sells a range of homemade cooked meats, pasties, quiches, sausage rolls, home baked cakes, scones and many more other products. In addition our client provides full English breakfasts, hot and cold sandwiches, curries, chillies, paninis and jacket potatoes. We are advised that they have a Food Hygiene rating of 5.

The business also provides a small amount of outside catering mainly over the Christmas period, our client informs us that she has been asked to do deliveries, and this could be an aspect that the new owner looks into.

Mowbrays of Haxey is set in the quaint village location of Haxey, North Lincolnshire.

The property is located in a densely populated residential area, from which the business derives much of its trade. Around the area is several complimentary stores, in October to be relocated to further up the road. There are other businesses, off licence, pubs, beauty salon and a Co-op; the rest of the properties are residential properties.

Set on High Street the business benefits from the large amounts of passing trade that use this route to get too Westwoodside. High Street is just off Epworth Road A161 which is a very busy A road, this goes through to Epworth town and links this part of Lincolnshire to the motorways which are located close by.

The area of the business is served by the public transport system, with bus stops within easy walking distance of the property. The historical Lincolnshire city centre is around a 22 minute drive away from this part of the county.

The single fronted detached property Is a fantastic building for a café. The front of the property is well signed, there is also an overhead retractable canopy for small outside seating area.

The café is well laid out and has covers for 20, there are also 4 breakfast bar stools. The main dining area has a funky and modern feel, and is clean with plenty of room. There is a large cabinet which displays cold products on offer. The drink and till area is also very well laid out, it also allows customers to see their food being prepared.
