Carol’s Cafe is a modern single story building on one of the main streets in Invergordon providing a prominent trading location. The current business owners operate the café and takeaway on a slightly restricted basis commencing trade at 8:30 a.m. and closing the facilities at 7 p.m.; they also by choice do not open on a Sunday. The business appeals to a broad base of visitors but is strongly supported by local trade. The business’ prime location amidst the popular and busy town of Invergordon also enables it to benefit from workers in the oil related industries and the trade from the shipping harbouring at anchor in the Cromarty Firth, creating a highly desirable trading opportunity.

Located near to the busy arterial A9 trunk road, Invergordon is approximately 20 miles north of the Highlands capital Inverness but is situated close to the towns of Tain, Alness and Dingwall. The population of Invergordon is around 4000 but is within a broader catchment area for a population of approximately 20,000. With its seaside position, Invergordon boasts a strong community spirit and provides for a wide range of social and recreational facilities amongst which the Sports Complex, Arts Centre and Naval Museum and Heritage Centre are prominent. The area is renowned for its popular links golf courses, the most famous in the region being Royal Dornoch some 30 minutes drive to the north. The town benefits from good schooling and child care provision at all levels and benefits from the full range of social care facilities.

Invergordon has a strong seafaring history and in recent years has developed a strong association with Scotland’s oil industry. The latter became a feature in the area due to exceptional deep water berthing available in the Cromarty Firth. This feature is the main reason that visiting cruise liners frequent the harbour. The presence of these liners attracts significant numbers of visitors to the area, a fact not lost on the present owners but who readily admit that they have not fully taken advantage of. The Invergordon whisky distillery is one of the few that produces a “single grain” malt whisky. The area boasts many natural attractions in and around Invergordon. The bottlenose dolphins are a most popular attraction, as are the seals that bask on the shores of the Firth. The local waters are also home to a large number of migrating wildfowl and waders. Much of the marine life can be readily observed from the numerous sandy beaches along the coast line.

Having operated the business for 22 years the current proprietors of Carol’s Cafe now plan to retire and therefore bringing this excellent business and investment opportunity onto the market.

THE PROPERTY
This property has a large footprint and is of modern construction set under a pitched roof. Accommodation is arranged over a single floor and is maintained to a good standard.

PUBLIC AREAS
From a prominent location Carol’s Cafe has a strong presence with excellent signage on Castle Road. The welcoming street level frontage has a double door entry into the takeaway leading to a side entrance into the café. The main takeaway has a traditional frontage with a hot glass servery over the deep fryers. The fish and chip shop area has three deep fryers with over storage for cooked items and chip scuttle. With microwaves, hotplate, coffee facilities and an excellent level of commercial refrigeration and freezer storage, this business is exceptionally well laid out for an efficient and high-rate of food production. The main service counter has to its rear a number of chilled units and stainless steel units for the display of various sundry items.

The Café area is set to approximately 50 covers with cafeteria style free-standing tables and chairs. To the side of the restaurant area is a refrigeration counter displaying premade sandwiches, cakes and drinks. In addition to the afore-mentioned items hot foods are served from the main servery located immediately to the counters rear. The sales areas are supported with clear signage, with each having an independent till. This modern food production business is presented in good condition and the standard of décor is also adequate but could benefit from some inward investment. Fluorescent lighting is supplemented with large bay windows to the front providing good natural illumination. The business has male and female washrooms.

The adjacent shop is a small independent operation which is rented out at this time on a one-year contract which generates a modest but regular income.

SERVICE AREAS
To the rear of the building is a spacious storage facility with a concrete floor that is used for the preparation of fresh potato chips with a potato rumbler and mechanical chipper; this area also couples as a general storage area. There is also a small office area plus a separate storeroom off the café. In support of food preparation there is a supplementary area which boasts excellent storage and work surfaces which has an adjacent dry goods store and additional chilled and freezer units. All fixtures and fittings are to a good standard.

EXTERNAL AREAS
The subjects have a shared access and parking to the rear of the property. A rear entrance provides good access for deliveries etc. To the front of the property is restricted off-road parking which is ample for customer requirements.
