DESCRIPTION - Bunroy Park is privately owned, offering self catering holiday lodges, a touring caravan and camping site, camping pods and a yurt tent, situated within mature grounds which extend in total to just over 3.64 hectares (9 acres). The developed section of the site is circa 2.83 hectares (7 acres) and accommodates 8 lodges, an owner’s lodge, a garage/workshop and the main amenity/shower block for the caravan/camping park. The lodges are all of a similar detached single storey design and comprise 6 x two bedroom and 2 x one bedroom lodges.
The owner's residence is built in the same style as the holiday lodges and is of two storey design. The ground floor provides the main reception area for the business together with lounge, kitchen and office. The upper floor provides three bedrooms and there is generous storage throughout the property. Situated to the rear of the house is the workshop/garage.
The principal amenity/shower block is of a detached single storey design and internally provides male and female toilets/showers and a small laundry.
The lodges and shower block occupy the Eastmost section of the site with the principal area of the caravan/camping park being at a lower level and to the West.
The park is currently licensed for 65 units; 25 caravan and 40 tents. 20 pitches have power and our clients have recently introduced four camping pods and a yurt.
We are advised that there is live approval from Highland Council for 120 caravans on the site offering scope for further development.
THE BUSINESS -
Bunroy Park is 3 star rated with Visit Scotland and offers holiday lodge, caravan and camping accommodation. Our client has recently introduced four camping pods and a yurt.
Our clients have operated the business since 2010 and are reluctantly selling due to ill health.
Bunroy Park offers a fantastic lifestyle opportunity to operate a profitable leisure business. The overheads are relatively modest and income is generated more or less equally between the campsite and lodges.
Our clients effectively operate the business hands on with only part time assistance from cleaning staff. They minimise the workload by offering mainly weekly lets in the lodges in peak season.
The lodges are open all year round and the caravan/camping is open from April – October.
Marketing is undertaken via our clients own informative website www.bunroy.co.uk and also various other websites.
A high level of repeat business is enjoyed. The site attracts many European visitors and it also has a good level of trade from visitors en route to Skye.
Accounts will be provided to interested parties after viewing and confirmation of interest. Income for the year ended 5 April 2016 was £144,962, an increase from the income of £126,281 generated in 2015. The net profit also increased from circa £70,000 in 2015 to £87,780 in 2016.
The subjects occupy an attractive position on the Eastern periphery of the small established rural village of Roy Bridge which is located on the A86 Kingussie to Spean Bridge road.
Roy Bridge is a small community located in particularly attractive scenic surroundings at the Western end of Glen Spean approximately 12 miles East of Fort William, the principal administrative centre for the area. Fort William has a good range of shops and an excellent secondary school.
Amenities in Roy Bridge include a good primary school, hotels, a cafe and craft shop as well as the railway station, a stop on the scenic West Highland line, and a bus stop with link to Fort William and Inverness, which is located approximately one and a half hour’s drive North via the A82 road route.
With such a wide range of activities on offer, the Lochaber area is known as the Outdoor Capital and is very popular with visitors throughout the year.
The Aonoch Mor Gondola is in close proximity and provides access not only to the Nevis Range ski area but the mountain bike trails which are particularly popular attractions.
