Business Description

Budleigh Salterton lies towards the Western end of the Jurassic Coast World Heritage Site and remains one of Devon’s most unspoilt and charming towns with many interesting shops and other attractions. The location is picturesque with a 2 mile pebble beach overlooking a breathtaking bay which offers safe and clean bathing waters. The town ranks number 10 in the most expensive seaside locations to live in the UK (May 2016) and major players recently announcing new developments include Dominos Pizzas and The Range.

The lock-up shop is located at 25A Fore Street, Budleigh Salterton, Devon, EX9 6NP at the Eastern end of the main trading thoroughfare on the main route to the beach which is reached within 100 yards.

This most desirable lifestyle business is being offered for sale as a turnkey operation. The shop is currently unopposed in the town. Whilst there is an obvious trading peak in the main summer season there are other regular peaks throughout the year as a whole for Valentine’s Day, Mother’s Day, Easter, Halloween and Christmas with regular local customers already secured.

This is an amazing opportunity to buy a ‘ready to go’ business which is already trading without all the hassle and associated costs of starting from scratch. The trading brand name and identity appears strong with the domain name ( address) included which could form the basis of a future franchising package for other shops.

The premises are held under a simple renewable tenancy from a supportive landlord whose family have owned the property for many years. Rent and running costs are very low and the business can be run easily by one person. All supplier details and ordering arrangements will be provided.

The price includes the following items all of which were acquired new for the opening of the shop in March 2015:
• Fully signwritten fascia board and matching branding throughout the shop (the shop front was further updated in January 2016 to incorporate the ‘Sweet Shop by the Sea’ sub branding).
• Two four foot counters and two chairs
• High quality weighing scales
• Electronic till
• All internal shelving
• Central gondola with children’s sweets
• Over 200 sweet jars with start-up stock
• Five tier unit for the display of rock
• Chocolate stand with chocolate bars
• Pinatas and foil balloons
• Sweet bags and boxes
• Scoops and tongs
• Ribbons

There is also the scope to sell luxury handmade chocolates and although this is not being done by the present owner a Lincat glass cabinet will be included within the sale.

We understand that a sweet shop has been associated with these particular premises for over 100 years albeit not on an unbroken basis.

The current owner, who is an experienced sweet shop operator, set up the business using his established contacts and skills at the beginning of March 2015 and opened for trade initially on 9 March. The first year of trading has been most successful and offers an excellent platform for further growth.

Please note that if a business is VAT registered, all figures exclude VAT.
Accounts for the first year of trading are now available and these will be released to interested purchasers upon completion of a form of confidentiality agreement and following a brief discussion with Adams & Co regarding the reason for their interest, their financial position and ability to proceed.

Running costs are very low with rent of only £3,300 per annum (see below for seasonal split of payments), no business rates to pay and an all in cost of light and power understood to be in the range of only £4 to £8 per week being an apportionment by the landlord who owns the attached cottage.

The vendor has other business interests and would like more time to be able to pursue these more vigorously.

The business has been operated by one person without any additional staff and no employees will be transferred with the sale. The shop is ideal to be run by one person at all times.

Tuesday to Saturday: 11.00am to 5.00pm
Sunday: occasional only
Monday: Closed

The current owner has tended to open 7 days per week from 11.00am to 5.00pm in the main holiday season from mid-July to the beginning of September and during the school holidays at other times of the year. The opportunity was taken to close for owner holidays for the major part of the month of January 2016 and the business offers a good deal of flexibility over opening hours to suit the needs and wishes of the owner.

The self-contained shop unit occupies part of the ground floor of a larger house arranged over two floors under a tiled roof. The house itself is used as a second, holiday home by the landlord and his family who live in Suffolk.

The shop stands in a very good trading position in the main thoroughfare near the beach and has an attractive frontage. A large display window with three light panels over (2 of which open) is set alongside a fully glazed entrance door, all in a matching wooden frame. The door opens into:

Retail Shop Unit (4.2m x 4.1m approx.):
Attractively presented with all new fixtures and fittings and having been redecorated in March 2015. The ‘Sweet Shop by the Sea’ slogan and A-board were added in January 2016. Wood panel effect floor covering with inset doormat. Overhead directional spotlights. Fitted display shelving to three walls. Twin serve over counter units with two chairs. Casio SE-G1 electronic till. High quality Avery Berkel weighing scale. Helium canister (subject to rental agreement). Central island display gondola. Bunting suspended from the ceiling together with additional hanging displays.

To the rear right hand side of the shop a hanging curtain gives access to a small enclosed storage space (0.83 square metres approx.).

Where items of equipment and appliances are mentioned, no warranty is given or implied as to their operational condition.

The tenancy provides for the use of a secure external store room at the rear of the main house together with an external WC facility accessed via a locked wrought iron gate within the back garden.

The store room (2.9m x 2.1m), which is of single storey under a sloping roof, has light and power connected. There is a concrete floor, some fitted shelving to one side and a deep ceramic sink on a wooden frame with a Redring Vortex electric water heater over.

(all sizes are approximate & should be considered 'nominal'.)

The premises are held under a simple, recently renewed rental agreement, for a period of 3 years commencing 1st March 2016.

Rent of £350 per month is payable in advance for the months of April to September reducing to £200 per month for the months of October to March.

The tenant is responsible for any necessary internal repairs to the premises.

A copy of the tenancy agreement is available for inspection upon request.

Details are awaited.
