It then became heproperty of James Rose until 1829, when he sold it to Frederick Suter; after this it was purchased in 1838 by John Dunbar who made money in shipping; he further enlarged the house, leaving it to his sister Phoebe on his death in 1845. She had married Edward Dunbar and took the name Dunbar Dunbar. During the Dunbar ownership the house and gardens were developed, a small museum established and an organ installed.
Situation
The site is situated in a prime location in Kinloss, 2 miles north of Forres and approximately 7 mile from Elgin. Elgin is a prosperous market town 65 miles from Aberdeen and 35 miles from Inverness. Moray has a relatively diverse economy with tourism, food processing, hospitality and retail sectors providing major sources of employment. There is also a significant MOD presence. Unemployment levels are below the national average. Forres is a popular tourist destination and close to many distilleries. There are various hotels and restaurants and a selection of local amenities, which include golf, walking, mountain biking, whiskey tasting on the whiskey trail and salmon fishing on the River Spey. The military base at Kinloss is due to transfer from the RAF to the British Army over the course of the next 2 years. Located in an area that has been zoned for housing by the local council and the site has lapsed planning permission for 6 houses. It may be possible to acquire adjacent sites from other parties to increase the overall lot. There are many options for the site which range which would suit residential Developers, Leisure Developers and Housing Associations and there is also a shortage of retirement homes in the area.
The House The house is a substantial six bedroom and 4 reception room House. It is split over 3 floors. There is an additional wing, that housed further bedrooms, reception rooms conservatory and orangery. This section of the house is currently not used and in a state of some disrepair. The original plan by the current owners was to convert this section into flats. The house itself has numerous outbuildings and fantastic views across farmland to Findhorn Bay. The house sits in about 1 acre of land which makes up a private garden. Adjacent and to the North of the main house is the Orchard. This is currently overgrown but could be easily cleared. It is approximately 1 acre in area. To the south of the house there is a further 5 acres of land that consist of trees and scrub at this time. This site has had planning permission for 6 detached houses in the past. Although the planning has now lapsed the site sits an area that has been zoned for housing by the local council.
