There is no real competition close-by and allied to a strong reputation gives this chip shop a secure and consistent all year round loyal customer base and turnover that is not dependent upon tourism.
The shop also includes live-in accommodation comprising 2-bedrooms (13' x 9'9" & 13' x 9'6"), living room (15' x 12'), own kitchen/dining room (15' 10" x 9' 10"), bathroom (6' 5" x 5' 7")as well as a garage. Premises are on a 19-year lease with a 7-year break clause and with rent fixed for the next 2-years at £1,000 per month. There is a clause in the lease that will allow the accommodation to be sub-let if required.
Between 2011 and 2014 the shop opened 5-days/20-hours a week and for an average of 40-weeks a year when turnover ranged between £56,046 - £85,636 with profit before tax of £22,827 - £49,020. Today the shop is open 6-days with a lunchtime opening which is very popular. Turnover for the last 12-months was £143,523 and although employing staff, investing in new equipment and buying high quality food is still a profitable business. The accounts are still being compiled but the first draft shows a turnover from 7th September 2015 to 31st March 2016 of £86,864 with a Net Profit of £21,504. However, you can add to that figure £12,208 for Staff Wages and £7,000 for items such as ‘out of contract’ utility charges and finance interest, training, work-wear, and sales promoting giving a net profit of approximately £33,000 over just a 6-month period. However, until this August, it was never intended to sell this business and so instead of maximising profit upon which one pays tax, so instead they invested in additional brand new equipment such as a top-of-the range filter machine, extra bain marie, computerised till, HD CCTV, small 2-pan fryer and so on.
Illness is forcing this sale as one of the owners has Lymphoedema in their legs making walking and standing painful and which was only confirmed in August, this will be evident when making a visit.
