THE BUSINESS:
HIGHLIGHTS:
• 7 SELF CONTAINED APARTMENTS OVER 5 FLOORS
• FORMING PART OF G2 LISTED ROYAL CRESCENT
• SPACIOUS 3 BED OWNERS FLAT WITH GARDEN + GARAGE
• ALL YEAR ROUND TRADE WITH GROWTH POTENTIAL
• HIGH QUALITY ENSUITE/BATHROOM FACILITIES THROUGHOUT
• BEAUTIFULLY APPOINTED SEASIDE HOME WITH INCOME

LOCATION:
The property is situated in Royal Crescent, which overlooks the northern end of the sea front of Weston-super-Mare close to the renowned Winter Gardens, the High Street, Grove Park (with the famous Jill Dando memorial), the Playhouse Theatre and the redeveloped Knightstone complex, from which paddle steamers ply the Bristol Channel. With the re-opening of the nearby Grand Pier after a £34m re-build scheme in October 2010 following the disastrous fire in 2008 the town has been re-invigorated. For many years the pier has been one of the top ten free visitor attractions in the UK and the future appears bright.

BUSINESS:
Forming part of a hidden jewel in the very heart of Weston-super-Mare and close to the sea this stunning period property in the Georgian style offers 7 self contained apartments laid out over 5 floors including a spacious 3 bed owners flat with private rear garden and garage. Long established as holiday letting accommodation the property is beautifully appointed throughout with a full upgrade of bathroom/ensuite facilities recently completed, a new fire alarm system installed and the rear of the property repainted externally in 2010. With the exception of the accommodation at lower ground floor level all suites benefit from attractive aspects with those on the first, second and third floors enjoying far reaching views of the sea and coast.

Apart from the owner’s accommodation on the lower ground floor, the suites, which are offered on a self catering basis, are each fitted with coin operated electricity meters. Each suite has a flat screen TV with Freeview, ironing equipment and is provided with linen, towels, tea towels and table cloths. Washing machine and drying facilities are available if required.

An all year round trade offers new owners the rare combination of extensive and stylish living accommodation with a solid income for an affordable price. An early viewing is therefore strongly recommended.

YEARS ESTABLISHED:
We understand that the property has been run as a holiday lettings business for c 60 years. The present owner acquired the property and business in 2004 since when the accommodation has been upgraded sympathetically. It now carries a 3 star rating from Enjoy England and is Gold Commended by the Weston Hotels & Restaurants Association.

TRADE:
Please note that if a business is VAT registered, all figures exclude VAT.
Income of £47,230 was generated in the year ended 5 April 2011 (£51,312 in the year ended 5 April 2010 and £52,060 in the year ended 5 April 2009). In our opinion potential exists for significant income growth under new and committed owners.

REASON FOR SALE:
Retirement sale

STAFF:
None. The business is ideal to be run by a committed couple who intend to live on the premises.

OPENING HOURS:
The business trades throughout the year. Traditionally December has seen bookings from the nearby Playhouse theatre and January has always been busy with owners/occupiers of other holiday letting accommodation, subject to an occupancy restriction.

BUSINESS PREMISES:
(all sizes are approximate & should be considered 'nominal'.)

The property, which is understood to have been built in the early Victorian era in 1845, forms part of a terrace of 10 units constructed of stone in the Georgian style reminiscent of the world famous Royal Crescent in Bath. We understand that in the period between 1900 and 1939 the subject property, together with those on either side, were interconnected and operated as a private school. The property is of substantial proportions with gross living space believed to be in excess of 4000 square feet. There are many period features including most attractive staircases throughout the property and the brief description given below attempts only to describe the property in its broadest sense and a full internal inspection is essential to be able to appreciate fully what it has to offer.

To the front of the property feature wrought iron railings with gate gives access to a paved pathway leading to stone steps rising to the front entrance.

Ground Floor:

The fully glazed front door set in a wooden frame with further glazed panel over opens into a lobby which, in turn, opens into spacious entrance hall (24’0” x 13’0” max) via glazed double doors. A staircase with feature banister rail rises to the first floor. To the rear a wooden door gives access to a small bathroom (12’0” x 3’3”) with windows to the rear elevation. A further door gives access to an enclosed staircase descending to the lower ground floor. To the left of the entrance hall a further door opens into:

Ground Floor Suite No 2 (Sleeps 5).

On a half landing between ground and first floors and to the rear of the property there is a further WC and separate bathroom.

Lower Ground Floor Owners’ Suite or Garden Suite No 1 (Sleeps 4 as currently arranged and suitable for wheelchair access with only one step in rear garden).

This suite has been reconfigured to allow Bedrooms 2 and 3, together with the Lounge, Kitchen and Bathroom to be let as a self contained unit whilst allowing the owner to have access to Bedroom 1 (used as his office) and the Dining Room (which also contains a cupboard housing a washing machine and tumble dryer).

First Floor:

Suite No 3 (Sleeps 4) comprising lounge with kitchenette, 2 double bedrooms and separate bathroom

Suite No 4 (Sleeps 2) comprising lounge with kitchenette, twin bedroom with ensuite shower room

Second Floor:

Suite No 5 (Sleeps 2) comprising lounge with kitchenette, double bedroom with ensuite shower room

Suite No 6 (Sleeps 2) comprising entrance lobby, lounge with kitchenette, double bedroom and ensuite shower room

Third Floor:

Large landing area with feature period skylight cupola.

Suite No 7 (Sleeps 6) comprising entrance lobby, lounge, kitchen, two family bedrooms (each sleeping 3) with ensuite shower room to one family bedroom and additional separate shower room

Note:
Where items of equipment and appliances are mentioned, no warranty is given or implied as to their operational condition.

OUTSIDE:
The private rear courtyard garden is accessed from both the Kitchen and via French doors from the Dining Room in the Garden Flat at lower ground floor level. Fully enclosed it incorporates an area of lawn, a pond, a patio, a greenhouse and garden shed/store together with rear access to the single garage, which has an up and over door with vehicular access via the rear service lane. An adjacent wooden gate gives pedestrian access to/from the service lane.

There is free street parking immediately outside the property in Royal Crescent on a first come, first served basis and also in a number of other nearby streets. There is an adjacent pay and display car park but this is for short term parking only.
