The 3 bedroom house dates from the 1650’s, being extended over the years and retaining many original features.
Ground Floor : Large entrance hall, a good sized lounge with wood-burner, a bedroom / office, kitchen and dining area, cold room (larder), double glazing.
There is a back door leading out into a private fenced in area and giving access to the wood shed and barn at the rear of the property.

The house is heated by wood-burners. There is a traditional Herde (wood burning oven) in the kitchen, a large wood burner in the lounge and there is a wood-burner in one of the bedrooms.
Hot water is from electric boilers and the emersion heater in the kitchen is brand new (2015) and the one in the bathroom also fairly new.
There is a large supply of wood that will be left with the property and some coal, probably enough to see you through at least another winter, if not two.
Heating is supplemented by electric heaters when needed.

The 3 bedroom house has been recently redecorated throughout, including new light fittings and the bathroom totally revamped. The price includes some of the furniture and white goods, as well as a very large belt saw in the barn for chopping wood.
There is a barn attached to the 3 bedroom house that has been used to keep animals in the past and is now used for storage. There is a chicken shed as well.
There is a small amount of land to the rear of the property. On the opposite side of a track (not used), there is the garden of around 430m², with a shed and vegetable area. It is securely fenced and has its own bore hole and pump for irrigation.
The village has a restaurant/bar and a well stocked village shop. The ski bus passes a short distance away from the house (about 75 metres) and also runs regularly down to the local large town of Hermagor.
The nearest ski-ing is Weissbriach, which is just 6km away. There is a reglar bus service to the skiing where you will find three drag lifts and a nursery slope as well as a Spar, bank and other shops, restaurants and bars.
Further up the road you have Weissensee (about 20 mins drive), which has a large lake that freezes each year and has annual ice skating and curling competitions. Weissensee can also be reached by bus.
The largest ski area is Nassfeld, which is about 14km. There are 110km of pistes here and plans to extend the area to link up with Italy. The ski bus also takes you here.
Hermagor is the nearest large town and has a large Spar, Billa, Hofer, Adeck supermarkets as well as DIY stores, restaurants, bars, banks, doctors, dentists, vets etc. There is a train station there.
Villach is about 50km away and takes about 40 minutes by car.
The nearest airport is Klagenfurt which is 88km or an hour away,
Ljublijana is Slovenia is 145km
or an hour and half and Salzburg is 2 hours and 200km.
