Business Description
BUSINESS
Hilton Smythe welcomes to the market Rathcluan House Hotel. This hotel was originally established in this beautiful location in 1820. Our client then took over the business in 2012 and is now reluctantly looking to sell the business due to ill health.

This is a large 17 bedroomed hotel, with historical features. The 200 year old property was originally built as a family home for the rich and privileged. Over the years this extravagant property has been transformed into a fully functioning hotel.

All of the property is empty, this includes the kitchen and bedrooms; there are currently no fixtures and fittings in the property.

This hotel is in a prominent trading location and boasts an excellent amount of land. Planning permission was granted for the building of two 3 bedroom flats and two 2 bedroom flats; this has now lapsed. This would be a great project for an investor with expertise in large country homes.

The 17 bedroom property would make a perfect tourist hotel and events venue. The purchaser should look to host weddings, black tie events and other special occasions. The beautiful land and character building would be perfect as a wedding venue, making people’s dream fairy tale weddings come true.

The sale includes the business websites. www.rathcluan.com This has a generous amount of history of the property, links to tourist information sites and photos.

This is a fantastic investment opportunity that is not to be missed. Hilton Smythe highly advise early viewing to take in the full potential of the trade.

The hotel is set on a 3 acre plot just off the A91; this is an arterial road that runs across the East of Scotland. The road connects to the M90 at Arlary and runs across to the coastal town of St Andrews.
