DESCRIPTION

The subjects comprise licensed village inn premises contained within a detached single storey and attic property of traditional construction. The main elevations are of stone construction, largely rendered and painted externally and the roof is pitched and slated, incorporating dormer window projections.

The main building has been extended to the rear in a two storey projection and there is a single storey lean-to side extension, a small single storey rear porch extension and a series of lean-to stores.

The main entrance to the subjects from the front gives access directly into a reception hallway. The accommodation is laid out to provide the main public rooms, trading areas and associated service/ancillary support accommodation on the ground floor, whilst the first floor, which is accessed by an internal timber stair, contains a proprietor's dwelling flat and letting bedroom accommodation.

Immediately to the left of the main reception hallway is a small residents' lounge from which the main dining room is accessed (36 covers).

Immediately to the right of the reception hallway is the “Quaich” lounge bar which provides seating for approximately 15 patrons on leather tub chairs. Adjacent to the lounge bar is the bistro bar which has separate independent access from the front via a small vestibule. The bistro bar has seating for 20 patrons.

The lounge and bistro bar areas each have a fully fitted bar servery, although these are interconnecting for ease of service.

Separate male and female patrons’ toilet facilities serve the bistro bar, with further male and female patrons’ toilet facilities serving the lounge bar, residents’ lounge and restaurant.

The main kitchen is accessed directly from the reception hallway and provides service access into the restaurant. The kitchen is fitted to a modern standard with a range of stainless steel commercial catering equipment and cooking appliances.

Completing the ground floor accommodation is a range of stores and a small reception/administration office.

There are a total of six letting bedrooms at first floor level, three of which are front facing with loch/sea views. The letting bedrooms comprise one single room, three double and two twin rooms. All letting bedrooms have en-suite shower or bathroom facilities.

The letting bedrooms are similarly fitted with modern furnishings and equipped to an appropriate standard, having tea/coffee making facilities, remote controlled flat screen television/DVD with Sky freeview, digital clock/alarm and modern furnishings.

Also at first floor level is a self-contained proprietor’s dwelling flat which comprises a spacious lounge with dining area, one double bedroom and two single bedrooms. Also in the proprietor’s dwelling flat is a shower room containing a WC, wash hand basin and tiled shower cubicle.

Natural daylighting is provided to the subjects by mainly UPVC framed double glazed window units.

THE BUSINESS

Our clients have operated the business for approximately 9 years and now wish to retire.

The subjects trade as a traditional licensed hotel, which is open for business virtually all year round, albeit, operates on a more restricted basis during the quieter winter months.

Income is predominantly derived from food sales, equating for circa 45% of sales. The remainder of income is 27% wet and 28% accommodation.

The customer base to the subject business comprises mostly of visiting tourists to the area, including UK, European and Continental guests. The food and beverage operations are supplemented by local patronage, as well as guests residing in nearby bed and breakfast and guest house establishments.

The standard rack room tariff for the letting bedrooms is £88 per room, inclusive of Continental breakfast. A cooked breakfast is available at a supplement of £5.

The food operation is available typically between 12 midday – 2pm and 6pm – 8.30pm each day.

In terms of marketing, the subjects are entered in the Visit Scotland guides as 3-star, as well as advertising on Calmac Ferries, which is a good source of referral. There is also a dedicated website for the hotel which has been upgraded in recent times (www.ferryinn.co.uk) and provides further information relative to the business.

Our clients operate the business hands on with assistance from two full time bar assistants, one seasonal bar assistant, four part time waiting assistants, a kitchen porter and kitchen assistant, in addition to a part time general assistant for cooking breakfasts and other general duties.

Financial documentation will be provided to interested parties after viewing. Income for the year ended 30 November 2010 was £176,336, net of VAT
Location Details:
The subjects occupy an elevated roadside position overlooking Uig Bay, on the outskirts of the small harbour village of Uig on the Trotternish Peninsula, in North West Skye. The subjects are set on the A87 trunk road close to its junction with the A855 approximately 15 miles North West of the main town on Skye, Portree. Uig is an established harbour community which serves as the main ferry terminal for the Hebridean Isles ferry service across the Minch to the outer Hebridean islands of North Uist and Harris. The Skye bridge which links the island of Skye to the mainland between Kyleakin and Kyle of Lochalsh, is approximately 50 miles distant via the A87 and, from Kyle of Lochalsh, there are regular rail services to Inverness and beyond. Both Glasgow and Edinburgh are approximately 4½ hours drive by car (approximately 220 miles).
