This is a portfolio of investment properties, predominantly student lets set in and around Huddersfield. The Limited Company that owns the portfolio started acquiring property some 16 years ago and since then has developed this substantial rental income.

As a consequence the pressure on student accommodation, which is already substantial, will be increased and expectations are that with Kirklees Borough Council's restrictive planning permission agenda for new build properties, this demand will only get stronger.
Furthermore, there is also the capital appreciation of the assets themselves. Although predictions of rises in property values is a notoriously speculative issue, Huddersfield is expected to see growth of approx. 8% in residential house prices from 2017 to 2018 despite Article 50 issues and is expected to be driven by the substantial increase in student population.
It is also worthy of note that funding is in place for the properties to an approximate figure £2,900,000. These mortgages are in the name of the Ltd company with the liability to be set against 100% of the issued share capital.
