THE BUSINESS:
Marr Green Farm is a perfectly located agricultural smallholding with an established and popular retail farm shop on the outskirts of Burbage village. This is a working small farm which is within easy reach of the market towns of Marlborough, Hungerford and Devizes and lies on the edge of the North Wessex Downs Area of Outstanding Natural Beauty with numerous affluent local villages.

The major conurbations of Newbury, Andover, Salisbury and Swindon are all within easy reach. The property is well located for access to Junction 15 of M4 (14 miles), A303 (11 miles) and the A346/A338 is the principle designated M4/A303 link road. There are good railway links providing high speed train services from Great Bedwyn (4 miles), Pewsey (5 miles) giving access to London Paddington (65 minutes).

Burbage has a good range of local amenities including a village shop, two pubs, post office, village hall, doctor's surgery, church, primary school and playing fields. The locality offers excellent walking and riding opportunities in the ancient Savernake Forest and along the nearby Kennet & Avon Canal. A network of both footpaths and bridleways are easily accessed directly from the property.

DESCRIPTION
Marr Green Farm is an attractive agricultural smallholding with an established farm shop. The farm has a well appointed and beautiful thatched farmhouse overlooking the farmyard, a series of traditional and modern farm buildings, about 5.38 acres of productive pasture and the farm shop is in a wonderful location. The property is currently operated as a small farm and has an emphasis on selling free range, organic and fair trade products.

THE FARM SHOP
The owners have developed the farm shop into an exciting and busy enterprise with a comprehensive range of products ranging from the finest home grown beef, pork, sausages, bacon, free range eggs to fruit grown in the orchard plus a host of other "goodies" from various local suppliers. The Shop is licensed and carries a superb and diverse array of stock.

The shop is well presented, extends to about 720 sq. ft. and looks out over the farmland. Behind the farm shop is a substantial butchery room and chiller unit (extending to 489 sq ft). The shop is suitable for a variety of other uses subject to any necessary permissions and it has highly adaptable accommodation fitted out to a really excellent standard. There is also potential to develop the farm shop further. The turnover of the shop and audited accounts will be available on request from the agents.

PLANNING
Planning permission was originally granted in 1994 (K/21073) for a "farm shop including the sale of vegetables, fruit, animal feeds and requisites". Since then the current owners have developed the farm shop to its present status. This includes revised and enhanced planning consents K/55504/ and K/56394/F which allows a greater freedom to substantially develop the business. Further details from the agents.

FARM BUILDINGS
The farm buildings extend to 5,026 sq.ft. in total and are a useful mixture of traditional and modern construction and are suited for livestock accommodation. They comprise: 60’ x 40’ (2,400 sq.ft.) Steel portal framed open fronted barn with two thirds concrete floor. 27’ x 21’ (567 sq.ft.) Timber framed pole barn, currently being used for rearing piglets. 25’ x 20’6 (513 sq.ft.) Workshop with roller shutter door. 36’ x 25’ (900 sq.ft.) Open fronted machinery shed with hardcore floor. 36’6 x 15’ 6 (566 sq.ft.) Brick built stable block with 2 stables & store. 10’ x 8’ (80 sq.ft.) Brick built former outhouse.

THE LAND
The farm extends to 6.30 acres in total with the pasture extending to about 5.38 acres of fertile level land all contained within a stockproof ring fence. The fields are divided into sensible sized paddocks for ease of livestock management and benefit from a water supply with troughs to all fields. There is a separate access from the highway to the fields as well as through the farm shop car park and good hacking direct from the farm onto a bridleway leading to a network of bridleways with Salisbury Plain beyond.

SERVICES
Mains water supply and private water via a borehole, private drainage, mains electricity, oil-fired central heating & bottled gas.
