Description and Trade:
A superb specialist recording and rehearsal studio complex based in Kings Norton, Birmingham, established in 2006 to provide quality service and excellent soundproofed studio rooms.

Each practice room has been built using the best sound proofing techniques, so customers won’t get sound from other rooms interfering with their practice. Customers often comment on how sound proof the rooms are compared to the other rehearsal studios they used previously.

Carbon Studios have been used by such corporations as: The BBC, Channel 4's T4 and Talkback Thames. They have also been featured in a number of publications and media such as BBC WM radio, The Independent (Birmingham), Birmingham Post and others.

There are currently five studio rooms. Four have been converted into two recording studios, a large and a small recording studio suite and another large room which is still being used to rent out as rehearsals by one of the sub tenants.
There is a large undeveloped warehouse space left which can be converted to another 2-3 rooms.
The internal decor has recently been updated and is fresh and clean.
All rooms are currently sub let to two production companies with profit earned over running costs.
Any new owner can keep it sublet and utilise the undeveloped space or they may wish to use the current build rooms for their own purposes. A rehearsal business could very easily be set back up for a higher return.
The current sub tenants are an international producer working with major record labels and TV companies and the other company are a group of local producers who have been recording some of the most popular bands in the area.
Potential and capacity exists to expand the business further by converting a large unused room to provide 2 or 3 additional rehearsal and recording rooms.
With the current sub tenants in the existing studios the annual income is £16,068. After paying master rent and insurance that leaves a monthly profit of £405.
If a buyer was looking to keep on all sub tenants and develop the unused portion of the property for their own studios, the sub tenants would cover all rental costs leaving a profit to cover other running costs and they would be having their studio working alongside an international producer and the best local producers giving kudos to their own services.
If the buyer wanted to use all existing rooms for themselves, they could bring it back up to a four room rehearsal complex which was turning over just over £40,000.
Leasehold. The Premises are held on a 10-year lease from 2006. Rent payable is £9,000 per annum. There is an additional service charge of around £800 per annum.
