EU Referendum improves opportunity for Patch Partners
Targeting and negotiating with land and property owners is a key element of sourcing potential housing development sites. When the property market is overheating, this is more difficult, as land and property owners have more options, and they also perceive that simply waiting will increase the value of their asset anyway.
Now the heat has been removed post referendum, land and property owners are far more open to alternative options, as they will find it far more difficult to attract the premium pricing that we may offer them.
With the wide profit cushion in our business of Planning Gain, we are far more resilient to price drops too. We will be selling our projects at lower prices maybe, but we will also be buying the underlying land and property at lower prices. So, the large profit cushion in our projects will remain very similar.
