Other significant attractions include an enclosed children's play area, mature maze and mini soccer pitch, all adding to the draw of this famous family inn. There are 7 chevron spaces to the front of the pub and further 10 to the side. However, during busy periods, the large free car park across the road for the Old Smithy is generally utilised. Public areas are serviced by ladies, gents and disabled wc facilities and there are extensively fitted commercial kitchens to the rear including walk-in chillers, freezers and stores. There is also a beer cellar and outbuildings completing the commercial accommodation.
THE BUSINESS
Since taking over The Griffin, our clients have invested time and money in much improving both the facilities and pavement appeal of the pub. For example, impressive new signage, re-tarmacing of the Car Park and facelift of the public areas, have gone a long way to ensuring that The Griffin continues to be a landmark, destination venue. Furthermore, the external public areas have also been tidied up and improved ensuring its full use during clement weather.

A highly popular Carvery also forms part of the business model, popular enough to be offered every day, other than in high season, when it generally features on a Sunday. The Griffin has consistently produced healthy profits from a buoyant turner and trade is furthered by an enthusiastic local following of drinkers. Location Details:
The Griffin enjoys an excellent position directly opposite the car park for the Old Smithy allowing for extensive customer parking supplementing several parking spaces to the side of the pub. Godshill is probably best known as one of the "must see" tourist destinations on the Island where thousands of tourists year on year flock to visit the quaint olde english tearooms, thatched cottages and famous church in its commanding hill top position. The Griffin naturally enjoys custom from the locale though this is considerably boosted throughout the year with visiting tourists.
Lease Terms:
A 20 year term provided by Whitebread Plc (now Enterprise Inns) from December 1997. The current rent is £54,000 per annum exclusive. Rent reviews are scheduled at three yearly intervals and we understand that there is a trade tie on free-flow and bottled beer, however, one guest ale, cider, wine, soft drinks, spirits and FAB's are free of product tie.
