Cromwell’s Bar is a large, late night venue situated on Huntingdon high street. This site trades until 3am Thursdays to Saturdays, and until 2am on Sunday evenings. There are numerous opportunities here for the new retailer to improve and grow this business.
TRADING AREA AND PRIVATE ACCOMMODATION
Cromwell’s has a contemporary design with a mixture of seating platforms and areas, including a large bar area and two dining areas which both have capacity for up to 50 covers. There is a slightly lower level where the main dance floor is situated. Outside there is a good sized beer garden.
The private accommodation consists of a large lounge, a good sized bedroom, bathroom and a large kitchen area, all of which are in good condition.
LOCAL AREA AND CUSTOMER BASE
Huntingdon is a charming riverside town with a friendly and vibrant character. It is the largest and fastest growing town in Cambridgeshire and there are plenty of shops and amenities within a short walk of Cromwell's. There is a good number of schools in the area. The area benefits from good transport links.
Cromwell’s attracts a wide demographic from the town, with its core trade predominantly evening and drinks led. There are people passing by throughout the day.
Cromwell’s currently trades on average at £8,000 net per week, with 11.5% of that being dry sales. The new retailer needs to capitalise on growing food sales and build sales throughout the daytime, as well as the midweek evenings with a robust Rhythm of the Week. The pub would benefit from the introduction of sports/recreational teams to drive sales and enhance its reputation within the local community.
The successful candidate needs to have a late license background, and must also have experience with food. We are looking for a strong and experienced operator who can build a solid and reputable reputation. They need to have a good eye for detail, and will need to create an environment to suit diners at lunchtime, balanced with the late license atmosphere. Being from the local area isn't that important, but they need to actively engage with the local community in order to build a successful business. This is a large site which the new operator must be able to manage.

•A five year agreement
•You retain 22% of all sales made
•We pay for all repairs, investment, bills, stock and property insurance
•You pay your staff and council tax on the private accommodation
•Training is provided free of charge
•A £5,000 security deposit and £360 legal fees apply
•You will be required to obtain independent advice from a qualified accountant, RICS qualified surveyor and qualified solicitor at your own cost
