Agreement
Available on our Retail Agreement where there is no rental charge and your income is based on a share of turnover (circa 20%). Marston’s covers all running costs except for staffing and your only ingoing cost is £4,000.
Trading area
The Sneyd is a two room operation with a bar and lounge with visibility between the two. At the front of the site a good sized bar makes a great place for viewing live sport, participating in pub games and enjoying a range of quality cask ales. Leading on from the bar the lounge has circa 60 covers. A separate pool and darts areas gives further opportunities to drive trade. Externally the pub has a large car park, 2 smoking areas and benefits from roadside signage and chalkboards through which the customer offer can be promoted. There is planned refurbishment for this site, which will give the future operator the best possible start to their business.

Successful Candidate
The Sneyd would suit an experienced community operator with a history of delivering a food offer in the excess of £1,000 per week as this is where key growth opportunities lie. This person will have an understanding of the importance of regular activity, ‘red letter’ events and great service and standards. Managed experience would be a bonus as this site is expected to trade up to £6,000 per week and beyond and the successful applicant will need to have experience of handling this level of turnover.
