The pub has been traded under both a tenancy and an agency over the years and is in good condition. This site hasn’t provided a food offer for some time but it will be moving onto our Retail Agreement, which will incorporate investment into the site including the introduction of a good food menu/offer.
Customer Base
The Thirsty Man is currently trading as a wet led pub, used by families as well as drinkers. The pub does however have the potential to be an established family orientated pub with a good food offer on our Retail Agreement.

The pub is trading circa £2,500 net per week (excluding VAT) under agency, With the right retailer combined with investment including a food offer the Thirsty Man has the potential to trade in excess of £7,000 net per week (excluding VAT).
Successful Candidate
The Thirsty Man would suit either a professional single or committed couple with the ability to be able to cover kitchen duties, albeit they will employ kitchen staff with the expected level of trade. The new operator must be able to develop a business and drive the right atmosphere to build the pub as the heart of the community. This pub needs an operator with experience, who is career minded within the industry with a drive to develop great standards and a good reputation for food.
