The Roebuck is situated in the centre of the village of Marchwood near Southampton. It has an amazing reputation for being a great community pub, dedicated to its customers and local charity.
TRADING AREA AND PRIVATE ACCOMMODATION
The Roebuck has a bar area with separate raised area. The pub has the capacity for around 150 diners. There is an additional small room for gaming which has a pool table. The rear wall in the Roebuck has a number of dartboards for the local teams. The pub also benefits from a great catering kitchen and patio/garden area. On the first floor there are six well-appointed letting rooms, each with an en-suite. These have been tastefully decorated in a modern style.
If the new operator sacrificed a letting room/s then this could be used for private accommodation.
LOCAL AREA AND CUSTOMER BASE
The Roebuck is situated close to the New Forest on the edge of Southampton. It is also close to Totton with all its industrial areas and a short journey from Southampton, which has all the attractions expected from a city. Marchwood itself is a village with a small centre, housing and two other pubs.
The customer base is largely made up of local villagers, people from the local army barracks and families. The pub has the potential to attract more families and tourists who visit the area.
The Roebuck currently trades at £1,500 per week, wet only, however it has the potential to achieve weekly sales of £3,500-£4,000 if food was introduced and the business was pushed to reach its potential.
The successful applicant would be an experienced operator with knowledge of the local area and food experience. They will need to have experience with cask ale and all the essential customer service skills required to run a community pub.
