The Durham Ox is a community pub with food which occupies an imposing corner position on Northallerton’s high street.
TRADING AREA AND PRIVATE ACCOMMODATION
The pub has a central bar that serves two areas. There is a pool room and a raised dining and drinking area enabling different customer groups a level of separation. The commercial kitchen is of a good size with separate store rooms to the rear. The Durham Ox boasts a large and recently developed beer garden and car park for twenty cars which make this is an ideal space for outdoor events.
The private accommodation consists of three bedrooms, living room, kitchen and bathroom.
LOCAL AREA AND CUSTOMER BASE
The customer base is a mixture of the local community and visitors to Northallerton. There is a greater mix of younger drinkers on the weekend nights but the pub is general busy at all times.
Despite its modest size Northallerton has a large array of shops including two department stores and several supermarkets. There are bookshops, clothing stores, electrical retailers side by side with banks, estate agents and specialist retailers. There is a busy shopping centre close by with many independent shops, cafes and pubs. There is also a busy market which takes place on Wednesday sand Saturdays.
The pub is currently trading well at approximately £9,500 per week (£2,000 of which is dry sales). Sales could be increased by introducing a strong and popular Rhythm of the Week and regular community events. There is also a function room which is currently not used but might be worth investing in to gain more community trade. The new retailer should look to increase trade by offering more to the local community with weekly events or promotions and possibly look to work with local pub teams.
