The Blue Pig is situated down a country lane and next to a fishing lake with a large outside area. This traditional wet only pub benefits from a good local following and attracts walkers due to its location on the Silken Way.

As you walk in to The Blue Pig you enter a traditional bar area with a dart board and large TV screen for sport. The bar generally boasts three real ales which are well-known in the area for their quality. If customers are looking for a more relaxing drink there is a separate lounge with a bar that seats 30-40 people. The outdoor beer garden has previously held successful events and charity days.

The private accommodation is in good condition and consist of three bedrooms, a lounge, a kitchen and an office.

LOCAL AREA AND CUSTOMER BASE

Trench is a suburb of Telford in Shropshire. The centre of Telford is less than ten minutes away and it is the largest town in Shropshire and one of the fastest-growing towns in the United Kingdom.

The Blue Pig currently has a good local trade and in the summer attracts plenty of walkers and visitors to the fishing lake. It also has a darts team. It has a good reputation for its regular real ales and excellent customer service. In the winter the pub benefits from seasonal trade due to its picturesque location. The Blue Pig should continue to engage with the local community by attracting pub teams, families and destination visitors. The new operator will need to use social media and local marketing to continue to increase trade.

BUSINESS POTENTIAL

The business currently achieves wet sales of £2,000 per week. The potential for the site to grow will be driven from pub teams and adding a great diary of events to give the locals additional reasons to visit. Summer should provide a good prospect to increase sales with the large garden capable of being used to host events.

The successful applicant should have experience of driving sales in a wet only community pub. They need to encourage new people to visit and will be required to demonstrate experience in planning events.

AGREEMENT
• A five year, rent free agreement
• Retailer retains 30% of total weekly wet turnover
• Retailer can introduce their own food offer and retains all income from food sales
• Shared responsibility for utilities and any repairs
• Service charge contribution applies
• Optional decorating fund contribution
• A £5,000 security deposit and £360 legal fees apply
