The Boat Inn is a 'heart of the community' local which focuses on sports, teams and entertainment. Located adjacent to the canal, it has a high visual impact. This pub operates our Urban menu.
Trading area and private accommodation
The pub consists of two trading areas which are both served from a small L shaped bar. There is a dining area and a separate dart board and pool area. There are also some alcove areas which can be used for small private functions. There is a large external seating area and a good sized car park.
The private accommodation consists of three bedrooms, a kitchen, a lounge, and a bathroom. The private accommodation has a separate entrance to the pub and is in good condition.
Local area and customer base
The Boat Inn is just a five minute walk from the city centre and is within fifteen minutes of the University and student accommodation. Its canal side location is a real plus. Due to the closeness of the town centre, the pub has all local amenities close by such as bus and train links and a selection of shops.
The pub benefits from a broad spectrum of customers from regular local drinkers to customers dining out for food. Due to the close proximity to the University it also attract a younger clientele. The pub has forged links with local netball and football teams which use the pub after games. The pub also offers weekly entertainment.
The site is currently trading at £5,300 per week with a 90/10 split wet/dry. The successful operator will need to maintain a consistent local weekly entertainment programme which will give the pub an opportunity grow further. Due to the pubs location, with the right marketing and through driving the offer, there is a big opportunity to grow sales across all segments.
