The Boot and Shoe is a wet only pub which is driven by sports and teams. The pub is in great condition as it was refurbished both internally and externally this year.
TRADING AREA AND PRIVATE ACCOMMODATION
The Boot and Shoe is L-shaped in design with the addition of a conservatory which has a dart board and pool table. It also has a TV to ensure teams can enjoy all of the sporting action. The main bar area has five TVs and one central bar servery. To the front of the Boot and Shoe there are picnic benches and there is a skittles alley at the rear.
The private accommodation compromises of three bedrooms, a bathroom, a kitchen and a lounge.
LOCAL AREA AND CUSTOMER BASE
Grassmoor is an ex-mining village situated two miles south east of Chesterfield. It is predominantly a residential village with a limited selection of shops. The housing in the area is both private and rented plus there is a new housing development being built within the village. There is also a primary school within the village.
The Boot and Shoe has a loyal daytime customer base who enjoy the horse racing. The pub benefits from offering Sky and BT Sports and they can be shown at any time. The majority of the customers are from Grassmoor and its surrounding villages. There is scope to attract new customers with a revised entertainment schedule and marketing plan.
The Boot and Shoe currently trades at £4,000 per week. With a revitalised entertainment schedule and by providing more activities the pub has the potential to achieve sales in excess of £5,000 per week.
The successful applicant would want to work with the community and be keen to ensure the Boot and Shoe is the heart of Grassmoor. They would need to provide the locals and customers from further afield reasons for visiting the pub.
This pub is available on our retail agreement:
•A five year agreement
•You retain 20% of all sales made
•We pay for all repairs, investment, bills, stock and property insurance
•You pay your staff and council tax on the private accommodation
•Training is provided free of charge
•A £5,000 security deposit and £360 legal fees apply
