The Britannia is situated in the market town of Brigg and forms part of the local drinking circuit. It recently underwent a major refurbishment both internally and externally and the pub has traded well since. We are now looking for a new operator to develop our Marston's food offering and continue the successful trade.
TRADING AREA AND PRIVATE ACCOMMODATION
The Britannia Inn is immaculate throughout due to the major refurbishment. The pub layout is of traditional design and décor. It has one large bar serving the main bar area and an additional room off this area. There is currently a cocktail/wine bar which serves this smaller room. The Britannia Inn has a mixture of loose furniture and fixed seating, with the flooring being a combination of wood and carpet. The current food offer has been of a high standard offering traditional dishes and this should continue with the Marston's Willow menu.
The private accommodation compromises three bedrooms, a kitchen, a living room and a bathroom, all of which are in good condition.
LOCAL AREA AND CUSTOMER BASE
The Britannia Inn is situated in the centre of the market town of Brigg, in North Lincolnshire with the closest large town being Scunthorpe. The main transport to and from Brigg is by road and Brigg railway station and Humberside Airport is just five miles away. The town has a further eight pubs, a main shopping centre and a market place. The business is surrounded by all the usual town centre amenities/shops and there is also a large Tesco supermarket nearby.
The Britannia Inn attracts a mixture of customers from all ages, the majority are from the local area of Brigg. The pub entices custom through its quality food offer and great premium beer range however the pub could draw in more from the drinking trade with the site moving from Tenancy to our Retail Agreement. There will be opportunities to appeal to additional sports teams with the introduction of TV screens although there will still need to be a balance and sensitive transition to move the trade to a wider clientele.
The Britannia Inn currently trades at around £5,000-£7,000 per week with a 30/70 wet/dry split however we envisage it to change to 60/40 wet/dry with the introduction of a new menu. The pub is trading well however we are moving it from a Tenancy Agreement where the food was the driver to a Retail Agreement with a more even mix between dry and wet sales. There will be opportunities to grow the wet sales through marketing offers and entertainment, whilst retaining a large portion of the current food trade.
The successful applicant will be an experienced town centre or local community operator who has experience of working with a branded menu or previous catering involvement. The new retailer should have ideas to drive the business forward on our Retail Agreement.

• Rent free
• You retain 22% of all sales made
• We pay for all repairs, investment, bills, stock and property insurance
• You pay your staff and council tax on the private accommodation
• Training is provided free of charge
• A £5,000 security deposit and £360 legal fees apply
• You will be required to obtain independent legal advice from a qualified accountant, RICS qualified surveyor and qualified solicitor at your own cost
