The Duke of Wellington is a striking two-storey white-washed pub with great value drinks offers and a popular home cooked food menu. With its great reputation and local support, this pub is a fantastic business which the new retailer will be able to take to new heights.
TRADING AREA AND PRIVATE ACCOMMODATION
The pub has two distinct trading areas. The lounge is on the left and is suitable for dining. This room leads into the main bar that can also be accessed from the front and offers sports, a TV, pool table and general drinking space. To the rear of the pub is an enclosed beer garden which has had a recent investment.
The large private accommodation compromises five bedrooms, an office, a large kitchen and lounge, all of which are in good order.
LOCAL AREA AND CUSTOMER BASE
Ruabon is a village and community in the borough of Wrexham, Wales. Ruabon is connected to the national railway network and has links to Cardiff, Birmingham, Chester, Manchester and Holyhead. The village is home to pubs, a bank and a post office on the high street.
The Duke of Wellington is widely used by the local community due to its village location. There are pub teams and the pub has a strong sports following. The home cooked food and regular quizzes and events are all popular.
The current wet sales are in excess of £3,600 per week. The pub currently trades well and has enjoyed strong growth year on year due to the current retailers' determination and popular home cooked food offer. There is a very strong Welsh community local feel to this pub and it's important that this is maintained by the new retailer. The community like to get involved with sports and regular events and entertainment and the new retailer must be keen to continue this, and must also be able to implement their own food offer.
