The Horse and Jockey is a large site located in Walsall Wood. It benefits from a carvery operation and offers our Urban menu.
TRADING AREA AND PRIVATE ACCOMMODATION
The Horse and Jockey is a one room operation with clear zones for drinking and dining. The bar area benefits from a pool table and darts area and has a strong Hobgoblin brand throughout the section. The dining area has a carvery unit, a raised area for private functions and parties and an additional interactive booth seating zone.
The private accommodation offers three bedrooms and is in good condition throughout.
LOCAL AREA AND CUSTOMER BASE
Walsall Wood is made up of commercial and residential properties and sits between a relatively rural area, with a more built up urban section on one side. There are two large housing estates, two small shopping parades, three additional community style pubs and a large private hotel within walking distance. On the main road between Walsall and Lichfield there is a large amount of passing trade.
The Horse and Jockey currently attracts destination food trade due to the strong menu offer, as well as local drinkers and workers from the community. Open mic, karaoke and entertainment draw a wider crowd from surrounding areas.
The pub currently trades at around £6,000 - £8,000 per week with a 60/40 wet/dry split. With right operator the Horse and Jockey has the potential to achieve £10,000 per week. There is huge room for growth on lunchtime dry sales and there is scope to increase evening drinkers through community activities and better engagement.
The successful applicant will have strong food skills and pub experience. They will be able to bring ideas on how to further engage the local community and capitalise on the food offer.
This pub is available on our retail agreement:

• Rent free
• You retain 22% of all sales made
• We pay for all repairs, investment, bills, stock and property insurance
• You pay your staff and council tax on the private accommodation
• Training is provided free of charge
• A £5,000 security deposit and £360 legal fees apply
• You will be required to obtain independent advice from a qualified accountant, RICS qualified surveyor and qualified solicitor at your own cost
