The Railway Tavern is a one room wet-led local with a fantastic beer garden. It is well known by its locals for the high quality real ale.

The Railway Tavern has one main trading area which benefits from a separate section for playing darts. The pub itself is maintained to a very high standard and there is an excellent beer garden for the warmer months. The separate conservatory is great during the summer and for private functions. The pub also has a car park. The private accommodation consist of four double bedrooms, a large lounge, a kitchen/diner and a shower room with a separate WC. The manager’s office is also located within the accommodation.
LOCAL AREA AND CUSTOMER BASE
The Railway Tavern is on a main road and within walking distance of the Saltbox Lorry Park and Café. The immediate area is largely residential and the site has good road access into Derby and Burton, the two nearest towns. The village has many amenities including a nursery, a school, a post office and shops. There is a Nestle factory close by too.
The pub is very well-known in the community and benefits from a steady, daytime drinking trade. It has two darts teams and a reputation for its high quality real ale.
The pub is well established and currently trades at £2,800 per week. The key to unlocking the full potential of this site is having the ability to balance keeping the existing trade with attracting new customers by networking with the local businesses and better marketing. The new operator could increase sales by increasing bookings for functions.
The successful candidate will understand the traditional beer drinker and look to forge relationships with the community. They will also have some pub experience and the motivation to find new ways to build upon sales during all the key timeslots.
This pub is available on our retail agreement:
•A five year agreement
•You retain 20% of all sales made
•We pay for all repairs, investment, bills, stock and property insurance
•You pay your staff and council tax on the private accommodation
•Training is provided free of charge
•A £5,000 security deposit and £360 legal fees apply
•You will be required to obtain independent advice from a qualified accountant, RICS qualified surveyor and qualified solicitor at your own cost
