The Sportsman is large community food pub on the outskirts of Doncaster. The pub will receive an investment to bring it into line with the current Marston’s Urban format.
TRADING AREA AND PRIVATE ACCOMMODATION
The Sportsman has a large open-plan trading area which is split into separate zones. The pub has a good sized bar, a games area and several well-appointed dedicated dining areas. Outside there is a covered smoking area and beer garden.
The private accommodation compromises of four bedrooms, a kitchen, a bathroom and a separate lounge. These quarters could be suitable for a family due to their large size.
LOCAL AREA AND CUSTOMER BASE
Doncaster is a large industrial town which has good road links to Wakefield, Barnsley and Sheffield. The town centre has a vibrant scene and is popular with race-goers and shoppers. Doncaster also has its own airport and the Lakeside shopping area. The Sportsman is well positioned on a busy main road. It is just a five minutes' drive away from Doncaster racecourse and there are several schools and small businesses close by.
The Sportsman attracts locals and diners from the immediate area including families and couples. The new operator should look to establish connections with local sports teams and a wider casual dining audience including the grey market.
Currently the site is trading at £5,000 wet and £1,500 dry per week, and does trade consistently well, and the site has recently been awarded 5* EHO rating. A new operator could build on current sales with additional marketing and activity.
The pub requires an experienced food pub operator ideally with some clear examples of success in building sales and delivering strong marketing campaigns. The successful applicant will be a hands on operator who is prepared to integrate with the local community to maximise the Sportman’s potential.
