The Golden Lion is a traditional community wet led pub offering a mix of old charm and modern standards.
TRADING AREA AND PRIVATE ACCOMMODATION
The pub is loosely separated into two areas; the tap room and the lounge. The small bar area is to the right of the entrance and is within the tap room area. There is no commercial kitchen or space to introduce food however, it is possible to offer bar snacks. Despite being recently refurbished the pub still maintains its traditional old charm with a large open fire. Outside there is a large decked beer garden with excellent views of Richmond Castle.
The private accommodation consists of three bedrooms, bathroom, kitchen and lounge all in good order.
LOCAL AREA AND CUSTOMER BASE
Richmond is widely known as a jewel market town in the middle of North Yorkshire and the gateway to the Dales. There is a variety of shops, pubs, hotel and restaurants as well as stunning scenery, which makes it a popular place for tourists.
The current customers are regular cask ale drinkers with a mix of locals and tourists. The Golden Lion does benefit from offering entertainment on the weekends which also attracts the broader community trade.
The Golden Lion currently trades at approximately £2,800 per week. This pub presents a great opportunity: there are plenty of ways the new operator can grow the business with a strong marketing plan, consistent advertising and regular entertainment.
We are looking for an enthusiastic individual who can thrive in this business by becoming part of the local community and driving sales in this site. Although experience in the pub trade is not essential to take on this business, business acumen and drive is required.
This pub is available on our retail agreement:
•A five year agreement
•You retain 20% of all sales made
•We pay for all repairs, investment, bills, stock and property insurance
•You pay your staff and council tax on the private accommodation
•Training is provided free of charge
•A £5,000 security deposit and £360 legal fees apply
•You will be required to obtain independent advice from a qualified accountant, RICS qualified surveyor and qualified solicitor at your own cost
