The Rising Sun is a traditional pub located in the centre of a busy village on the main road between Derby and Burton. The site has recently been refurbished with the inside looking bright and airy.
TRADING AREA AND PRIVATE ACCOMMODATION
The trading areas comprise of a main bar area that has a pool table and dart board with a selection of high and low level seating. The lounge area has a more snug and relaxing feel for customers who want peace and quiet. There is a small function room on the first floor and outside there is an enclosed seating area and smoking shelter.
The private accommodation consists of three bedrooms, bathroom, lounge and fitted kitchen.

The Rising Sun is situated in the centre of the village and close to all amenities which includes the train station, schools and shops. The main shopping area of Burton is just 5 miles away and Derby 8 miles. The residential area is mainly private and within easy walking distance of the pub. The pub attracts locals from the village for its cask beers and atmosphere with entertainment at the weekends. It also attracts a sports crowd as SKY Sports is installed at the pub.
The pub is currently trading at approximately £2,400 per week but has the potential for this to be doubled. Sales could be increased by encouraging locals to use the pub throughout the week by building up weekday activities and driving the sports and entertainment at weekends. Coupled with this attract local drinkers by offering a range of quality cask ales.
This site would ideally suit a couple who have experience in running a quality village cask ale pub and be able drive sales by attracting teams and providing midweek activities. They would also be required to be good at networking and see the importance of customer service and maintaining high standards.
This pub is available on our retail agreement:

• Rent free
• You retain 20% of all sales made
• We pay for all repairs, investment, bills, stock and property insurance

• Training is provided free of charge
