The White Hart is a wet only pub with a great reputation within the local community. The pub is located on a main road through the village of Aston on Trent.
TRADING AREA AND PRIVATE ACCOMMODATION
The White Hart has a large bar/lounge area which can be used for live entertainment and a tap room that benefits from a pool table and darts area. There is a good sized function room upstairs available too. The pub benefits from a reasonable sized car park and beer garden/patio.
The private accommodation consists of three bedrooms, a large lounge, a kitchen and a bathroom, all of which are in good condition.
LOCAL AREA AND CUSTOMER BASE
The White Hart is one of two pubs in the middle of the village. The surrounding area is made up of terraced housing and other residential properties. The pub is within walking distance of the shop, church and Memorial Hall. The village is part of several affluent villages in South Derbyshire, approximately a 15-20 minute drive away from Derby city centre.
The White Hart predominately attracts locals. There are customers who regularly use the pool and darts facilities and then other people frequenting the comfortable lounge. The White Hart has built up a community hub environment and actively engages with the local sports teams. The function room is used as a community base and holds regular monthly meetings for a variety of clubs/societies.
The pub currently trades at £3,500 to £7,000 wet sales per week, depending on the season and weather, however it has the potential to achieve an additional £500 to £1,000 more per week. The White Hart has a solid platform but needs the right candidate with enthusiasm to drive sales.
The successful candidate/s need to demonstrate the old fashioned 'Landlord/lady' role at the heart of the community. They would need the ability to listen and interact with the community and work closely with them in order to get the support to run activities/events that will benefit all.

• You retain 20% of all sales made

• You pay your staff and council tax on the private accommodation
• Training is provided free of charge
• A £5,000 security deposit and £360 legal fees apply
