The White Swan is a community wet only pub that is within walking distance of the town centre of Sutton-in-Ashfield. The pub benefits from a well-appointed beer terrace and an established wet trade.
TRADING AREA AND PRIVATE ACCOMMODATION
The White Swan has one large trading area on one level with easy access from the main street. The pub has a good-sized bar servery and plenty of space to accommodate live entertainment and screening of sports. Outside the pub has a great beer terrace.
The private accommodation consists of three bedrooms, a small kitchen, a lounge, a family bathroom and an office.
LOCAL AREA AND CUSTOMER BASE
The pub is in the town centre and close to the bus station and main multi-storey car park and it has good access to the A38/M1 network. The White Swan is close to Mansfield, Kirkby-in-Ashfield and the East Midlands designer outlet. The White Swan is a two minute walk into the pedestrian area of the busy town centre with many small independent and national retailers.
The pub attracts customers from the immediate area and shoppers who visit the town centre from the surrounding areas of Sutton-in-Ashfield. The site competes in the local pool and darts leagues and hosts regular weekend entertainment to attract a wider clientele.
The White Swan currently trades at £3,500 wet sales per week. The pub offers a safe, clean, friendly environment and benefits from this well. The new operator could build on trade by developing a food offer and by networking with the local community and independent businesses to increase wet trade by around £500 per week.
The successful candidate would be an experienced, hands on operator who would be prepared to integrate within the local community to maximise the pub’s potential.
