Located within The Eden Valley, Brough is conveniently located on the edge of the Yorkshire Dales and The Lake District. It has a village shop, primary school, outreach post office, public house and thriving medical practice with in-house pharmacy. The town is located on the popular Lady Ann Clifford walking route and near the Coast to Coast, both of which result in considerable walking trade.
There are bus services to Kendal and Penrith and easy access to the Carlisle – Settle Railway at Kirkby Stephen and Appleby. Secondary schools are either the highly regarded Kirkby Stephen or Appleby Grammar schools. The town is just five miles from the popular market town of Kirkby Stephen which itself has a variety of day-to-day amenities including supermarket, general shops, banks, hotels, public houses, restaurants and various sporting facilities. Brough is also close to the A66 for Scotch Corner (A1[M]) and Penrith (M6), the Lakes and Carlisle and to the south via Kirkby Stephen to Tebay (M6) for Kendal and Lancaster.
The property itself is an elegant Grade II listed eighteenth century former coaching inn, although the 'priest hole' is believed to date back to the 1600s. It has been tastefully refurbished in recent years, however it still retains a wealth of character from the period. The original dado rails, solid wood floorboards, original wide oak staircase and beautiful sash windows all contribute to the excellent presentation of this impressive property.
The 20 cover restaurant on the ground floor fronts on to the main street. It is light, modern and well presented, with a slate tile floor, under-floor heating and large bay windows. The restaurant leads to an attractive hallway with a solid wood entrance door leading out to a former coach tunnel and a wide original staircase leading to the first floor. To the rear is an excellent fully fitted modern kitchen and a utility area which services the restaurant and B&B perfectly.
On the first floor there is a superb guest suite with three traditional windows with seats, traditional beams, feature fireplace and a large luxury en-suite bathroom. There is a further twin guest room with en-suite shower room and characterful guest pantry on this floor which could provide an extra bedroom, if desired. The owner's accommodation is situated on the second floor, providing privacy from the guest accommodation. It comprises a light and spacious sitting room, double bedroom with lovely views to the hills beyond, a single bedroom currently used as an office, large house bathroom and a large airing cupboard on the landing leading to a former priest hole which provides additional storage.
Externally the former coaching archway leads to a traditional cobbled lane, shared with a number of adjoining properties. There is room for a table and chairs to enjoy the afternoon sunshine. The property owns a car park at the end of the cobbles on Swan Avenue, offering facilities for up to three vehicles.
The owner has built up the business over the last four years and has now gained an excellent reputation in both the restaurant and B&B. It has won 'Good Taste' winner in the Upper Eden Business Awards 2012 and runner-up in 2013. This year the B&B also gained a Certificate of Excellence 2014 from Trip Advisor. The business is located in an excellent trading position gaining trade from tourists visiting The Dales, The Lakes and The Eden Valley. There is ample scope for expansion. For example, the restaurant currently opens only when there are reservations. This could be extended to trading to regular opening hours.
A fantastic opportunity to purchase an ideal lifestyle business, viewing highly recommended.
