Business Description
BUSINESS
Hilton Smythe welcomes to the market Burntisland Sands Hotel. The business was originally established in the 1940’s. Our clients first took over the business in 2004 and are now looking to sell the hotel, due to the desire to take a well-deserved retirement. The owners have run this business at an exceptional standard.

The business runs as a 4 bedroom hotel and also offers a public bar, function room and restaurant. This is a multi-facet business that has proven to be very popular in this location. The business receives a large amount of trade from tourists and the bar and restaurant see a generous amount of repeat loyal trade from the locals.

There are four excellent sized bedrooms. All of the rooms have been completed to a high standard and look presentable. Rooms can be booked from £90 - £95 per night, dependant on the room type.

The bar has around 32 covers, this is open to the public and guests. The bar stocks an excellent range of wines, spirits and beers.

The restaurant is open in the mornings, lunches and evenings. The morning menu is known as The Cove Restaurant, lunch is The Islander Restaurant and the evening menu is The Pier Restaurant. The menus change throughout the day, each offer an extensive range of dishes. There are 20 covers in this restaurant.

The function room is an excellent size, this can cater for birthdays, christenings, weddings and other private functions. They offer a hot or cold buffet and can even cater for sit down lunches. This room has a capacity for 80 people.

The hotel is currently generating an advised turnover of around £488,000 per annum, with a gross profit of 65%. This is a healthy turnover that has scope to be further increased. The new owner could look to offer an outside catering service, the sale includes a commercial kitchen that could cater for this extra arm.

Planning permission has been granted in the past to convert the building at the bottom of the car park, into a 3 bedroom house. This permission has now lapsed. The new owner could look into this option, to further expand the hotel.

There is also an owner’s accommodation, which is set above the pub and restaurant. This is currently let out as a family flat. This space could be used by the purchaser if required.

The business has an excellent website. (www.burntislandsands.co.uk) This has all information of the hotel and all services available. Rooms can be booked via the website.

This is a fantastic opportunity that is not to be missed. Hilton Smythe highly advise early viewing to take in the full potential of this multi-facet business.
