Due to other business interests of the current owner Broch House is being run in a restrictive capacity at the moment with just the bar being open. Although fully licensed the bar only opens Monday to Friday from 16:30 to 11:30 and on Saturdays 14:00 to 01:30 and 11.30 on Sunday. There is great potential to increase revenue by extending the opening times of the bar, reopening the dining room to serve as a restaurant (there is a demand for meals throughout the day) and reopening the letting rooms which previously have had very high occupancy levels without the need for using any online marketing / booking platforms.

Broch House occupies a prime trading position in the centre of Burghead, a short distance from the stunning beach in this delightful residential coastal village which is built on a peninsula projecting into the Moray Firth. There is ample on-street parking in the vicinity and all amenities are close by. Burghead lies approximately 8 miles north west of Elgin. Elgin is a prosperous market town 65 miles from Aberdeen and 35 miles from Inverness. Moray has a relatively diverse economy with tourism, food processing, hospitality and retail sectors providing major sources of employment. There is also a significant MOD presence. Unemployment levels are below the national average. Primary schooling is available in Burghead with secondary a short distance away in Lossiemouth. The area is easily accessible with the A96, main drunk road between Inverness and Aberdeen, approximately 5 miles away.
As you look over the Firth from the promontory you can see the wide arm of water stretching towards the North Sea and to the West towards Dornoch, Cromarty and Beauly Firths, you may be lucky enough to seals, dolphins or even a mink whale. Burghead has a lot to offer both resident and visitors with its excellent beach, far reaching views, abundance of flora, fauna and bird life, golf, walking, mountain biking, whiskey tasting on the whiskey trail and salmon fishing on the River Spey. There is a large Maltings where the grain used in the production of whisky is prepared, so one might say that this is the real start of the famous 'Whisky Trail', which winds its way through the very heart of Moray.
