Business Description
The Good Food Company is a hot food takeaway, based in a busy pedestrian area of Inverness. Location is ideal and given that the property is situated across from MacDonalds as well as near a couple of other restaurants, footfall in the area is excellent. The Good Food Company is mainly a hot food takeaway, selling a variety of pasties and sausage rolls as well as other hot items, confectionary, coffee and tea as well as cold drinks. The business now operates during day time hours, seven days a week, but previously operated in the evening. This was profitable particularly in the late evening hours, however, the owner decided that this was an area of the business he did not want to continue, and as a result did not renew the late license. This could easily be applied for again should new owners wish.

The internal aspects of the ground floor area are bright and airy, and presented to the market in excellent condition. The external façade of this listed building has marble pillars with a grey slate entrance way. The property is part of the ground floor of a three story building with a minimal contribution to roof maintenance. The lease being offered on the property runs from 2012 for 10 years.

The current owner has other business interests outside Inverness and it is his intention to concentrate on these which has resulted in this rarely available city center business being offered to the market.

The business currently operates with the owner and three part time members of staff, who are employed on zero hour contracts. The business has been increasing in both turnover and profitability since opening in 2012 and there are plans afoot to introduce specialty gluten free options as well as apply for permission to have a seating area in the precinct. The business will continue to grow from strength to strength and will ideally suit an owner operator business model to capitalize on the existing trade, but with a view to developing trade further. A full Inventory will be prepared and all items are included in the sale. Trading hours are 8am-5pm Monday to Friday, 8am – 5.30 pm on Saturday and 11am- 4pm on a Sunday.

The property is of stone construction and extends over part of the ground floor. The floors above are residential use and do not form part of the sale. The internal layout of the property comprises a ground floor and basement area. The open plan ground floor is accessed from the precinct and is divided in half by a glass fronted hot food server as well as a chiller for drinks, snacks etc. The retail area has a solid wooden floor and large windows, the commercial area behind the severy comprises various pieces of relatively new equipment as well as a double sink, till and telephone point. The ground floor contains a large walk in freezer unit as well as a utility room, staff facilities and various other cold storage units. A full Inventory will be provided.

The property benefits from mains electricity, water and drainage. There is a three way system for air conditioning, heating and extraction. The property is fully fire compliant.

Full trading figures will be provided post viewing.
