Business Description
• SINGLE PRINCIPAL OPERATING WITHOUT STAFF
• MAINLY RESIDENTIAL WORK FROM CATCHMENT AREA
• 80% ARCHITECTURAL AND 20% STRUCTURAL SURVEY WORK
• NEW BUILDS, EXTENSIONS, DRAWINGS AND PLANNING ETC
• EXCELLENT PROFITS AND TURNING WORK AWAY
• SUITABLE AS BOLT ON OR RUN FROM HOME OPERATION

LOCATION:
The business is ideally located to serve a catchment area taking in a number of towns either side of the Somerset/Wiltshire border. The exact location will be divulged upon completion of a form of confidentiality agreement and following an exchange with Adams & Co regarding background, reason for interest, financial position and ability to proceed.

BUSINESS:
Offered to the market for the first time is this most successful, single principal professional practice comprising a traditional, broadly based and widely experienced Chartered Building Surveyor whose main workload falls into the architectural services sphere, which accounts for c 80% of turnover.

Offered for relocation as a result of a planned semi-retirement the business is considered suitable as a bolt on for a larger firm or for an experienced sole practitioner to run from home as a lifestyle choice.

The workload may be summarised in more detail as follows:

• structural surveys of all building types, although mainly residential, for prospective purchasers or defect diagnosis for current owners, but no valuation surveys.
• architectural work designing new buildings of all types, although again mainly residential, extending and altering existing buildings including listed buildings, undertaking building measurement surveys, preparing drawings, submitting Local Authority applications, eg planning, listed building consent, building regulations, etc.
• Also preparing specifications, submitting projects to competitive tender, appointing contractors under contract and acting as contract administrator to inspect and certificate site works.
• All in all, projects from start to finish or to any stage required by a client, including demolition for replacement dwellings in the countryside.
• Drawings are all done by hand in the traditional manner, the business operating on a ‘low-tech’ basis which has suited the preference of the vendor but which offers potential efficiencies to a new owner.

The vendor has worked in the location for the past 33 years, predominantly close to home but also within adjoining Local Authorities as demanded. He has remained a sole practitioner working successfully without staff based on local presence and 'word of mouth' recommendations from clients and contractors and has never had to advertise. The business is delivering excellent profits, work is currently being turned away and clear opportunities exist for expansion if desired.

YEARS ESTABLISHED:
The business has been established in the locality for more than 20 years, the vendor having previously been employed locally.

TRADE:
Please note that if a business is VAT registered, all figures exclude VAT.
Sales of £78,495 were reported for the year ended 30 April 2017 which generated an excellent abridged net profit of £54,122 before depreciation and owner’s drawings/salary.

More detailed financial information will be made available to potential purchasers upon completion of a form of confidentiality agreement and following an exchange with Adams & Co regarding background, reason for interest, financial position and ability to proceed.

REASON FOR SALE:
The vendor wishes to spend more time developing a property portfolio and has other business interests he would like to pursue.

STAFF:
The vendor operates as a sole practitioner without staff. He has indicated a willingness to continue to undertake structural survey work if this would assist the new owner.

OPENING HOURS:
Monday to Friday: 9.00am to 5.00pm
Saturday and Sunday: Closed

TENURE:
The business is currently run from a property owned by the vendor, which is to be retained, and is therefore offered for relocation. In our view it is eminently suitable to be run from a home office if desired.
Is this business relocatable: Yes
