LOCATION

Our clients have owned the pub since 2014 and since purchasing the property it has benefitted from a complete refurbishment and as a result is presented well with no capex required. Currently run under management the pub forms part of a larger private portfolio and it offers an excellent opportunity for any discerning operator to get into a busy pub circuit and run it as an additional licensed venture or as a single unit owner.
The pub has built up a good name in Hamilton, turning over in excess of £300k net of vat from wet sales only. The venue has bi-folding doors which open the front of the bar, directly on to Castle street, making it extremely popular in good weather and bank holidays. The venue also has a full operational PA system and attracts a busy nightlife clientele. Previously there was a small food offering given which gives a further option for any new owner to potentially explore this additional income stream.

The public house forms the ground floor, with basement accessed via a hatch behind the bar, of a traditional 2 storey red sandstone tenement and is instantly recognisable due to its bright façade, with feature arched windows with bi-folding doors. The arched windows with bi-folding doors open out onto Castle St offering outside seating.

INTERNAL DETAILS
The property is accessed directly from Castle Street and is presented to a high standard throughout incorporating various features including ornate cornicing, pillars and decorative arched window/doorways. Whilst traditional features are retained the décor is a fairly modern design with a large wooden bar and gantry along the back wall.
