EM&F are delighted to be able to present to you this excellent opportunity to acquire this long established and highly regarded beauty salon which occupies a prime location in the centre of the large and busy village of Sawston which is located just a few miles south of Cambridge.

A solid performing business but with the benefit of many options open to a new owner to take it forward in whichever direction they so wish, this is one which clearly warrants a closer inspection for anyone who is keen to take on their own salon.

The current owner set up the business and salon from scratch approximately 20 years ago and has since then built it up to be the go to place in the local area. Enjoying a turnover approaching £100k in usual times with a healthy profit margin that you would expect with this type of business. Of particular note is the self service stand up Helinova sunbed which generates an income with very little staff involvement.

Currently all treatments rooms are used by the business however it lends itself very well to the rooms being rented to therapists who offer services which are not undertaken by the beauty salon. With the growth of a number of specialist treatments such as botox there is clear scope to alter the business model to suit a new owners requirements. A more hands off approach could be taken with the rooms all rented out individually if so wished. There would also appear to be an opportunity to put a nail bar in one half of the reception room which would increase turnover further.

The salon is located in the centre of Sawston high street with a large public car park opposite giving good means of access for clients coming in for treatments. Sat behind a good looking glass facade you enter into the reception area which is tastefully decorated and fitted out offering a warm and positive initial impression.

The building, which is c. 60 sqm/645 sqft overall in size, was a shell when the vendor acquired it and they have fitted it out to their own requirements to provide 4 general treatment rooms, a 5th room which is for the sunbed, plus a further spray tan and shower room. The internal layout though could be easily reconfigured to suit any particular use. The vendor has found that in the current times having individual rooms, rather than being open plan, has been a significant plus for the business in reassuring their clients.

The 4 treatment rooms are all fitted out in a similar manner each with built in vanity units with inset wash hand basins, treatment beds, piped music and individual radiators (served by a gas boiler) and air conditioning so that each room can set their own temperature. All floors are fully tiled with porcelain tiles.

In addition there is a staff room/kitchen fitted with floor and wall units and an access door to the rear leading into the private car park with a parking space included within the lease for the business. Lastly a disabled access toilet completes the accommodation on offer.
