It all sits within the immaculate two thirds of an acre beautiful gardens which have unspoilt, uninterrupted 360-degree farmland views. The nearest property is 400 metres away, ensuring a perfect secluded getaway for both national and international guests.

The entire property has been carefully restored over the past two years including full interior painting, rewiring and new windows in the main cottage & annexe. The Chapel has solar panels which heat the water, so during the summer months there are virtually no utility bills.

Currently, The Old Forge Chapel business has the highest performing room of any other B and B in the Chichester area for, as well as the highest rating and most reviews of any other accommodation in the Chichester area. We have the highest rating on Trivago for the Chichester area, which also drives bookings from the Expedia group of companies. It has its own stylish website which drives many direct bookings, hence no commission. There is also plenty of opportunity to benefit from more no commission sales as the property has passing traffic, especially in the summer months.

On April 1st, based on the previous 3 months, our bookings were up 26.1% from our previous year, and our room revenue up 13.8%. Our current rating on is 9.6 with 423 reviews, which is the highest review score per published reviews on the whole South Coast.

Currently, over £60,000 worth of bookings have been taken so far this year, as well as closing many weeks in the year for our private holidays. Turnover this year is anticipated at around £75,000 to £80,000. We are happy to take reasonable offers on the Freehold price.

Should you prefer to keep the five bedroom main residence, solely as your private accommodation, and only use the separate Chapel to create business revenue, then this will generate around £45,000 annually.
