This is an easily managed business that would be ideally suited to an owner / management couple. Given its prominent location to Lossiemouth’s West Beach, the RAF Lossiemouth Camp, Lossiemouth Golf Club, along with the array of other great activities, the hotel appeals to a variety of guests visiting for different reasons and benefits greatly from repeat trade. There is a wide range of accommodation on offer with prices ranging from £35 per night to £100 per night. All rooms are ensuite. This price per room includes a full Scottish breakfast.
The Skerry Brae Bar is popular with both locals and visitors. Open from 12noon to 11pm Sunday to Thursday and; 12noon to 12am Friday and Saturday the bar offers a relaxed atmosphere for people to enjoy a drink, a game of pool and a meal. Freshly prepared food is offered daily with ingredients being sourced locally. On the menu is a variety of light snacks along with more traditional ‘pub style’ food. The conservatory, with amazing sea views, provides a quieter dining areas. At present, food is offered from 12noon to 8:30pm Sunday to Thursday and; 12noon to 9pm Friday and Saturday, providing room for growth and expansion of food service times if desired. There is a large terrace where guest can dine and enjoy an outside drink while taking in the amazing location and views.
The hotel is very popular and its occupancy rates are in excess of 85% in peak season. There is an online booking system on their website (www.skerrybrae.co.uk) but no third party booking site is used at present. The Skerry Brae does feature in a number of golf websites and publications. The hotel would be able to increase occupancy levels during quieter periods by using Laterooms or Booking.com.
The Skerry Brae Hotel occupies a prominent and wonderful elevated position on Stotfield Road in the charming harbour town of Lossiemouth with stunning views across the Golf Course and beyond to the Moray Firth.
This beautiful coastal town offers great services and facilities including primary and secondary schools, local shops, supermarket, banks and post office as well as many restaurants, hotels, cafes and pubs, which cater for the thriving holiday market. RAF Lossiemouth is close by to the hotel. A major employer it generates a lot of business for the hotel and town by contractors and visiting service personnel and families. The larger commercial town of Elgin is a 10 min drive and offers a wider range of services and facilities such as chain stores, supermarkets, banking facilities, additional primary and secondary schools and a range of leisure facilities including an ice rink.
Lossiemouth is an excellent location for those who enjoy the sea, with kayaking and sailing while surfers can enjoy the waves on the beach. There are plenty of outdoor activities in the area and the Cairngorms and Lecht Ski centre are only a short distance away.
Inverness, the capital of the Highlands is 36 miles away and provides a range of retail parks and supermarkets as well as many entertainment, cultural and leisure activities. Inverness Airport has regular daily flights to London, Manchester, Birmingham and other UK destinations as well as the Western Isles.
