When buying a B&B in Scotland, it’s vital to ensure that the location and the number of bedrooms contained in the property will match your ambitions for the business. If you are looking for a business that will supplement your retirement in a picturesque location, then it’s best to look for a well-located B&B with a small number of good bedrooms and a history of high occupancy rates. Bear in mind that if you’re searching for a springpad to launch your hospitality empire, then a scenic location may not be in your favour; you need a location that’s going to enable you to grow the business if required, and the planning laws in National Parks and other idyllic natural locations will make it hard to extend or rebuild existing premises. 

Some tourists are attracted to parts of Scotland specifically because of its remoteness, so don’t be discouraged from buying a B&B if it seems a long way from airports & towns – the audited accounts should illustrate a proven track record of earnings, which may be in line with your ambitions.

Always look at the online reviews for the B&B that you are planning to buy. Bad reviews shouldn’t necessarily be deal-breakers if you believe that you have the skills and energy to turn around a history of poor service or shabby décor, although some factors – like the location or structural condition of the B&B – may prove harder to mend. Talk to the current owner of the business about how they have been trying to handle complaints, and you’ll soon know if there are things that you can do to improve the B&B’s reputation once you take it over.
