Buying a guesthouse: the basics

Before buying a guesthouse, think carefully about your own skills, aptitudes and the lifestyle you are looking for. Be sure that this is the right business to buy for you. If you have a clear idea of your own strengths, weaknesses and ambitions before you commit to a purchase, you will be able to make a more informed decision about the guest house you purchase.

Firstly, how much experience do you have running a small hotel or guest house? This business requires a lot of knowledge in all areas of the hospitality industry – you need to know how to cook and clean to a professional standard, as well as provide excellent customer service. If you don’t have all of these skills to start out with, you will either need to train up in these areas, or hire someone with the necessary skills.

Another major concern that must be addressed is the guest house’s capacity. How many rooms does the guest house have, and what is the going rate for comparable rooms in the locality? When you multiply the number of letting rooms by the average room rate (and keep in mind that occupancy is likely to dip during quiet times during the year), could this guest house provide you with a strong enough return, and enough opportunity for growth? If not, does the guest house have potential for extension, and could you afford the planning and building costs involved?

Another important question to ask yourself is: what sort of lifestyle do you expect to have as a guest house owner? How much free time do you want from the business, and how much money do you expect to earn? Many people choose to purchase a guest house and run it on a bed and breakfast only basis, in an effort to free up their afternoons for family time or hobbies. If this is what you want, there are lots of guest houses on the market that can offer that – you must be extremely thorough in your research before you buy, and you must be realistic about how much work it could take before you arrive at this ideal work-life balance.
