Buying or Selling a Pub With Daltons Business

The UK pubs industry is made up of approximately 50,000 pubs across the UK. Some of these pubs are tied houses and pub tenancies, where the pub owner is obliged to buy from a specific supplier or brewery, and some are described as ‘free of tie’ or freehouses, where the pub owner can trade without restrictions on where they can buy their goods. Buying a pub represents an excellent business opportunity for someone looking to establish their own business.

The wet:dry ratio often quoted in pubs for sale advertisements refers to how much money the pub business earns in drinks (wet) versus food (dry).

Some pubs will include owners accommodation above the premises, which can increase the asking price of the business, as will the number of letting rooms included in the sale of the pub. Letting rooms can provide an additional income stream depending on the location of the pub for sale, although it’s worth carefully considering whether this is an income stream that you feel comfortable working towards.
